How To Be Sure That I am Going To Rent A Property That Is Not In Pre-Foreclosure Or Foreclosure?

hector l asked:

I need to rent a house in Orlando Florida (I am going to become the tenant). Is there any way for me to know if the payments from the landlord to his bank are current? I do not want to rent a property and discover after moving everything that the landlord is not paying and I have to move because of foreclosure (I have friends that are having that problem right now).

Thank you
Some people got offended by the question. It is true that the landlord privacy is important but we have had the experience of being paying the rent to the landlord and he not paying his to the bank. As you may understand when they come after him, we are out of the property even paying the rent and I do not want this happening again. I had also met friends that had rented the house without knowing that their inmoral landlor is accepting rent money for a property he know he is losing and the problem is that every time you move is traumatic and expensive for the family. Of course I asked about PUBLIC records that are of everybody business. Asking directly to a landlord just work if the person is honest. In these days of financial turmoil many crazy things are happening.

  1. Create a video blog

you aren’t going to know as there are privacy issues that you will not know unless they put a sign in the yard

No sure way to find out except ask the owner. He might or might not tell you.

You can search public legal records, to see if a foreclosure was already filed. But his bills are none of your business, they are not any more open to the public then yours are.

ASK him. I tell my applicants up front that I pay my bills on time, every month. I would not be offended if they asked.

The only way to know is if you ASK when you are applying for the place. However they might decide to not rent to you because you are asking personal questions like that.

I had a lady ask me for a copy of my credit report so she could see my financial status. My potential tenants don’t need to know my financial situation. Her application went into the garbage after she drove off.

You can search the owner’s name online at your county’s clerk of courts website to see if he has a pending foreclosure action. You should check his name, plus the name of the corporation he uses to rent to you.
